559 Clay Street, San Francisco, California
559 Clay Street was acquired by Diamond Properties in Fall 2006. The property is a historic office building located across the street from the iconic TransAmerica Pyramid building. The property was acquired vacant and in warm shell condition, and we implemented an aggressive leasing and repositioning program to re-introduce the building to the area brokerage community. The property was sold to an owner-user in Summer 2007.
3600 Pruneridge Avenue, Santa Clara, California
3600 Pruneridge Avenue was a 26,000 square foot, single-story office building built in the 1970s. In 2004, with weakness in the office leasing market and having recognized that the location favored residential use (Cupertino School District & Residential Area), we designed, obtained entitlement, and completed the approval process to replace the office buildings with a new community of 35 single family houses, today known as The Enclave by Silverstone Communities.
Clarendon Hills Apartments, Hayward, California
The Clarendon Hills Apartments was a 1980s vintage 285-garden style apartment complex located on 14 acres in the Hayward Hills. Diamond Properties initiated and completed the regulatory process to convert the rental apartments to condominiums and we invested in the complex to bring the community to "like new" quality. In 2005 we sold the community to Carmel Partners for $64 million, and they quickly completed the sell-out of the condominium units.
11 Great Oaks Boulevard, San Jose, California
11 Great Oaks was acquired by Diamond Properties in 1998 as a vacant building formerly leased by IBM. The property, a single-story, 133,500 square foot building, was repositioned for lease and was leased to Equinix Corporation under a long-term lease. In 2007, Diamond Properties sold the property to Equinix in order to assist our partner with their long-term growth needs and use of the site.
2180 Fortune Drive, San Jose, California
2180 Fortune Drive was acquired by Diamond Properties in 1998 as a vacant building formerly leased by Novell. The property, a two-story, 57,000 square foot building, was repositioned for lease and was leased to Micrel Semiconductors under a long-term lease. The property is MicrelÕs corporate headquarters.
Gainey Ranch Financial Center, Scottsdale, Arizona
The Gainey Ranch Financial Center was acquired by Diamond Properties on behalf of Catalyst Ventures in 2007. The 191,000 square foot Class A office property was acquired for $60,000,000 and fulfilled the requirements of a pending 1031 exchange. The property was nearly fully leased at acquisition and provided our investor with favorable immediate income returns.
1799 Union St, San Francisco, California
1799 Union Street was acquired by Diamond Properties on behalf of Catalyst Ventures in 2007. The 15,000 square foot office, retail, and restaurant property was acquired for $7,000,000 and fulfilled the requirements of a pending 1031 exchange. The property was acquired due to its in-place income, prime location, and upside potential from repositioning or redevelopment.
Copper Ridge Apartments, San Ramon, California
Nestled in the Mt. Diablo foothills and stretched on 15-acres in San Ramon, the 248-unit Copper Ridge Apartments features luxurious amenities and is situated on the 18-hole Championship Canyon Lakes Golf Course. The property was purchased out of foreclosure by Diamond Properties in 1993, and the underlying ground lease was subsequently acquired in order to gain fee ownership control. Our repositioning of the property included unit upgrades to condominium standards, seismic upgrades, exterior siding replacement, and complete renovation of the complex’s common area amenities.
111 W. El Camino Real, Mountain View, California
This site was a former abandoned car dealership and was re-entitled with the City of Mountain View for Development of a 42,000 square foot medical office complex. The entitled development site was sold to El Camino Hospital.
100 North Almaden, San Jose, California
This was a vacant site created following the construction of US Highway 87 in Downtown San Jose. The site was purchased and entitled for construction of a 17,000 square foot Class A boutique office building with underground parking.
Luxury Estate Renovations
Diamond Properties has completed restorations and renovations of over one dozen luxury estates in the San Francisco Bay Area and Hawaii. These multi-million dollar projects involved teaming with specialty designers and subcontractors and utilized the latest in design, technology, and construction methods. The attention to detail and extraordinary level of finish quality turned each of these properties into a virtual piece of artwork.
